45 3rd Place Open House
So I happened upon 45 3rd Place (the renovated brownstone at the corner of Clinton with the rather unsightly rear addition) yesterday during its open house. My curiosity got the better of me, so I walked through with a friend. I suppose I shouldn't be surprised what 1.5 million will get you, but I was. The main selling point, in my opinion, is the light. Corner brownstones have a lot of it, and the interior renovation made the most of it, especially in the top unit's living room with its skylights. The quality of the renovation, though, was shockingly bad. I realize it wasn't finished yet, but so many little details gone awry: shower tile that was not flush with the wall, banisters so loose you could shake them, missing or badly applied woodwork, poorly installed lighting, etc. Every room had several eyesores that screamed, "the owner does not care about details." Of the three bedrooms only one in each apartment was of any notable size. The other two would be suitable only for offices or small children. And although the places have central air, they also have steam-heat baseboards, a real problem in a small room when you're trying to figure out where to place furniture. The real estate agent, though, was really nice.
Top floor: $1,555,000, with $440 common charges
Bottom floor (still with those two broken windows): $1,595,000 with $459 common charges

Yes it was terrible. The almost-black floor claimed to be wood but felt like linoleum that had not been glued and was now coming up. The banister was in sections that did not meet. There was a place on the stairs in the upper duplex for anyone over 6 ft tall to crack their head. There was sheet-rock edges visible. Probably the highest quality thing in the entire unit was an SUV sized viking fridge, and it didn't look comfortable either! on the roof was what looked like a desperate attempt to stop water coming in via the air conditioning piping.
The agent said they had gone through three contractors and the current one was "really good". Too late.
I saw mold growing in the basement of the 1st floor unit. Also the basement was very wet. The construction seemed very shoddy. Good design though, and I agree that there is a lot of light, which is nice. The rooms didn't seem that small. The mold freaked me out though and the fact that they showed the place with a basement that had a large puddle.
does anyone know anything about the 5 story townhouse almost finished on third place east of court street (on the dead end street)? what agent is dealing with that property?
I recently viewed the property myself when I was looking with my husband for a new place. We currently live in the area, and saw 45 3rd Place be constructed. Now that is it finished we wish we could move in. We had a very different feeling. The floors we were told we only there to show the units and once contracts were signed the new floor of our choice would be installed. As for the mold, we did not notice any, and my husband (who is a home inspector) didn't see any either. All I know is that I would be jealous of whoever gets to move there, perhaps maybe the people who responded above would be too!
If that last post wasn't a realtor shill remark, I've never seen one in my 22 years using online services.
